We had our first contact I think in the end of January and visited the house in the middle of March. And finally began to buy our house it in the middle of May.
In the time in between we communicated through mails (writing) with the real estate agent Paco Teruel in English as we (me and my boyfriend) are French and German.
I first was very impressed of his perfect English writing.
We also appreciated to be truly considered as possible clients but also simply as human being. We had the feeling to be able to ask him any questions about our matters: the house or anything doing with the buying or also the living there. Paco would try to find the right answer without transforming it to please us or anyone. He would rather look for the truth, for example asking the owner giving further our questions and thus giving us back their replies, or asking other people there (ex. the Notary).
Paco gave us even informations about plants, about climate, about inhabitants habits. We had really the feeling to be able to ask him anything.
And if he wouldn't know, he would just tell us that he wouldn't know.
He also introduced us a French Mann living there (a very valuable and friendly person).
If Paco can write and speak a real perfect English as if he would be a real English man, he is also a real Spanish man and like many other Spanish people in this area, he was somehow ready to move heaven and earth to help us further.
We haven't been living here in the South for long time now, anyway we are very happy to be here and yes very thankful to Paco for having been our agent as a sincere and reliable advisor, attender and helper in our buying.

Firstly, as an estate agent, Paco has been a great help to us. Over two separate visits he showed us 11 different properties, and was at all times knowledgeable about the properties themselves and their local area. We'd never been to Spain and certainly never contemplated buying a holiday home there until December 2015. We didn't even know the areas to look. All I knew was that if we were to buy in Spain we didn't want a tourist area we wanted to experience Spain . We wanted a view, didn't want to be overlooked and wanted to be near my typically white washed village. We were bombarded with details from various estate agents who very obviously had not listened to my requests.
We flew out in January and met up with Paco of Pacohouse estate agents and guess what he found me my white washed village and the perfect area on our very first trip. Our second trip he found us the perfect house with all our requirements and more.
You hear horror stories about Spain and there are plenty of websites ready to give you advice which I took on board until I met Paco and that all went out the window. I asked him about a solicitor who was equally fab. In a nut shell if you use Paco he will advise you about whatever you want to know. Nothing was too much trouble and he spent as much time with you as you needed. He drove us around the area and there is nothing about his area and his properties that he doesn't know.
We started looking in December, flew out in January for the first time and completed in mid April. I can't believe how easy it all was thanks to Paco and the help and advise that he gave us. We almost didn't have to do anything . Although we now have our dream property I still contact Paco if I need anything such as builders, etc. My simple peace of advice is if you want to buy in Paco's part of Spain don't use anybody else except Paco, and it is perfectly safe to take his recommendation on a solicitor. What started as a winter holiday on the Costa Blanca resulted only 4 months later in buying a house in the region of Velez Rubio. Through Paco House!
We were so impressed by the natural surroundings, space and quiet of the area but also challenged by the welcoming and friendly attitude in the local towns, villages, shops, bars. Just an effort of 2 words of Spanish and the doors open wide...
Talking to people who made a move to this area, convinced us taking a closer view on houses on the market.
A neighbour of them was selling and the house was on the Pacohouse site. And that's how we got in touch with Paco!!!

We fell in love with the Lorca area: the scenery, the people, still unspoilt and away from cheap tourism. Living overhere felt like a dream. We got a tip to contact Pacohouse: "Very reliable, very kind and professional.
Back in Belgium we spent many hours on the internet with every possible estate agent in the Lorca-Velez Rubio area. We finally always came back to what was on offer on the site of Pacohouse: more detailed information and full screen pictures.
One particular house got our attention but we were a bit worried the pictures might be outdated and not represent the actual state of the house. Furthermore we still got other questions. Only one call and Paco provided us with updated pictures and answered all our questions in fluent English. He even sent us a list of houses that might interest us as well.
The contacts with Paco by phone and by mail convinced us to fly out to Spain. On our request, Paco suggested a starting B&B near a house we wanted to visit, recently sold by him to a French couple. And they were positively exited about their experiences with Paco.
In one day we visited eight houses. He not only knew the houses on a technical level but also knew the "petite histoire”. And although time was running short - eight houses on one day is a lot to absorb - Paco kept patient and didn’t stress for a moment.
The experiences that one day made us forget about alternative estate agents and we decided rather promptly on one of Paco’s offers…
Came the moment of settling papers and flying back to Belgium, pondering whether we made the right decision… After all all our savings were at stake…
But Paco was always available, listening carefully to our worries and trying his utmost best to answer questions on technical matters, legal matters, financial matters and on emotions involved with our decision to eventually start a new life in Spain..
Two months later, notary dealt with, we are bit by bit settling down.
And we already made friends: French, Dutch, Belgian, English, Spanish and as it turned out most are friends of Paco as well.

In July 2013, we came across the house in which we now very much enjoy our stay in Spain.
The sign on the fence said "PACOHOUSE” with URL and phone number.
We decided to phone and spoke to a very nice man, speaking fluently English.
After a few important questions, mainly about possibilities of finance we decided to meet.
The next day we met Paco Teruel, he invited us to see some other houses in the neighbourhood, to give us a good idea on location, comfort and of course prices.
He also informed us on the various regulations that occur when buying a Spanish property;
we read on the internet that "gestors” lawyers and solicitors where necessary in order to get the right papers.
Apart from that the connection of electricity and water seems to be quite a hassle for foreigners, and what’s more and important getting a NIE number.
After waiting a couple of weeks whilst getting the buying deal closed and all financial issues done, the job of a broker normally is done.
However not with Paco, he arranged for us getting a NIE number, a Lawyer speaking our language, and all the necessary paperwork for water and electricity.In fact he arranged everything for us.
As the property needed some maintenance he also introduced to 2 companies helping us out with that, with one we still work very pleasantly.
In general: We advise all our friends and everybody who have the intention to buy a property in Spain to work with Paco.
For us he is the best and honest broker and up until now still available (without any costs) to help us out.
