Important factors to be taken into account when thinking of buying that dream home, ask yourself the questions below.


Research and decide on the area you would like to buy: 

  • Do you prefer the town or country?
  • Do you want to be inland or on the coast?
  • How much outside space do you need / want?
  • How close do you want to be to shops, bars and restaurants?
  • How far is the beach?
  • How close are you to the nearest airports?
  • How good are the local health and social services?

Decide on your property type. ie: Villa, Country House, Traditional Spanish cortijo, Building plot:

  • Do I want new or a resale?
  • How many bedrooms / bathrooms do I need?
  • Do I need a garage?
  • Do I want a swimming pool?
  • Do I want central heating?
  • Do I want air-conditioning?

If you have children, you want to consider:
  • Do you want them to go to a State or Private school?
  • Which of these are in the area?
  • What ages are catered for?
Always tell us your budget, this ensures no time is wasted on viewing properties you cannot afford:
  • When deciding your budget always allow an extra 10% for the purchase of your property, this covers Legal fees, Notary fees and taxes to be paid.
When the above has been decided, now is the time to start looking at individual properties:
  • Obtain as much information about the individual property prior to arranging a viewing, don’t be afraid to ask specific questions!
  • If the advertised price is slightly over your budget, ask if the property is negotiable!
  • When arranging the viewing of properties ask the distances that are to be covered, as properties can be located over a wide area and at the end of the day you are exhausted and all the properties have become "one” in your mind. So the motto is: Allow Yourself Enough Time.
When you have found the property you want to buy:
  • We will negotiate with the vendor on your behalf and come to a price agreement suitable to both parties.

All paperwork is passed to your lawyer who will check all legalities and paperwork and draw up a purchase contract between the buyer and seller. Please ensure that the lawyer speaks your mother language, tells you clearly what he is doing at all stages of the sale and answers all your questions fully and to your satisfaction.
